The location of your property will determine how it is zoned and in addition, it will identify the land uses that are permitted in that zone. This also provides regulations in regards to, among other matters, lot size, setbacks from lot lines, building height, and size.

The Zoning By-Law contains general provisions that apply to all zones. Typically, the general provisions contain standards for accessory buildings, parking requirements, etc.

In order to determine how your property is zoned, please identify your property on the following ward zoning maps or contact the Township.

The Mississippi Rideau Septic System Office (MRSSO) delivers septic system approvals in Tay Valley Township on behalf of the Mississippi Valley and Rideau Valley Conservation Authorities. The MRSSO is responsible for sewage system application evaluation and processing, site visits, permit issuance, follow-up, records management and reporting and public relations.

The Township also operates a Sewage System Re-Inspection Program. The program oversees the annual selection of approximately 100 properties for a non-intrusive, visual inspection. A report of any findings is prepared for the property owner along with reference material on proper system maintenance.

Any homeowner planning renovations should consult with the septic office to determine if there will be an increase in the household design flow. All septic system repairs and alterations require a permit through the MRSSO. Illegal alterations and repairs can cause a serious public health risk. If suspected, these occurrences should be reported anonymously to the MRSSO.

2004 or Later:

If your permit was originally obtained in the year 2004 or later, please contact the Mississippi-Rideau Septic System Office:

Phone: (613) 253-0006 ext. 256
Fax: (613) 253-0122
Email: ekohlsmith@mvc.on.ca

Prior to 2003:

If your septic permit was obtained prior to 2003, please contact the Township to determine if there is a copy of your latest septic permit or inspection on your property file. If there is not a copy on file, you will have to contact the Leeds, Greenville and Lanark District Health Unit (now Southeast Public Health) and request a file search for your Septic Permit at a cost of $100.

Please note: If you obtain a septic permit, or if you have a copy of your current septic permit, please submit a copy to the Township for your property records.

Severances are limited in availability. In order to determine if your property is eligible for a severance, there are a series of steps that must be undertaken.

  1. Contact Lanark County to determine if there are any severances still available. If so;

  2. Check the zoning to determine the minimum lot size requirements. For further information, contact the Tay Valley Township Planner.
